Victorian cottages, Southam Cedar House Virtual Tour

Named from the tall Cedar tree standing at the entrance to this grand house, this exceptional home offers a significant 3150 sq ft of living accommodation. Inspired refurbishment of a former Victorian outbuilding combined with new development produces spectacular light and elegant spaces. The traditional detailing of the reclaimed Victorian apple store is echoed throughout the house to produce a unique combination of traditional styling with contemporary living.

Entrance to the property is beneath an oak-framed porch supported on dwarf walls, a substantial oak door leads into the large (18' x 12') oak floored entrance hall.

Leading from the hallway via a pair of glazed doors, the 24' x 15' oak beamed living room has a feature inglenook style open fireplace with further oak beam over and windows to two aspects. French doors lead to the garden.

Also off the hall are cloakroom with oak floor and painted panel walls, and adjacent study complete with broadband connection.

A second pair of glazed doors lead through to the stunning two storey vaulted dining room. The west elevation is part glazed to gain benefit from evening light. Two recesses with lighting above are cut into the walls. Above a walkway passes over to gain access to the master suite.

The dining room links the new house to the original Victorian apple store with two sets of patio doors leading to exterior patio areas. Blue brick detail surrounds access to what is now the individually designed Sheraton kitchen (17' x 14'9") complete with centre island, dual fuel range and beamed ceiling. Buttermilk Shaker style units are fitted with a full compliment of appliances. From the side of the cooker inglenook a doorway leads to the family room with attractive gas stove fitted in a brick recess. French doors lead to the patio shared with the dining room.

Utility room and pantry complete the ground floor accommodation with doors to the rear gardens.

Oak stairs with a bullnose bottom step rise to the first floor. The oak galleried walkway complete with spindle and ballustrades bridges the dining room to enter the master bedroom with its feature fireplace. Beyond is a walk-in wardrobe with roof light over and entrance to the master ensuite, fully tiled and complete with cast iron roll top bath, large shower plus basin, bidet and w.c.

Cedar House offers a further three double bedrooms with built-in wardrobes complete with brass hanging rails and brass knob handles. The second bedroom is with en-suite and the family bathroom is half tiled with both bath and corner shower fitted. From the landing a loft hatch gives access where light and power are provided.

The property benefits from multiple electrical sockets, TV and telephone connection points throughout. All Noralle properties benefit from modern gas heating systems and high levels of insulation with double glazing, to ensure energy efficiency and low running costs. Cedar House has earned a SAP Energy Rating of 97.

Noralle provide a full security package consisting of double glazed windows with locks, multipoint door locks, alarm to house plus security light to ensure the owners peace of mind.

Outside, mature gardens are fully turfed, hard landscaped or planted. Granite setts line the gravelled drive and footpaths include a mixture of new and reclaimed material.

The brick built freestanding double garage reflects the house style with corbelled eaves detailing and roof from natural materials, being either clay tiles or slate. It has full light and power provided with attic trusses providing substantial storage in a boarded loft.
