If you're buying a plot of land and building your own home, you'll usually need a mortgage that funds both the land purchase and the build costs (released in stages). This is different from a standard mortgage because the home doesn't exist yet - so the lender needs a clear plan and budget.

Alongside land + build costs, allow for solicitor fees (land + mortgage), valuation fees, architect/engineer costs, planning and building control fees, utilities connections, insurance, and a contingency of 10-15%.
